[Insert generic commentary on the current state of Vancouver real estate here]. Out of six hundred sales in Lower Lonsdale in all of 2015, here are the TOP TEN PRICIEST:

10. 27 East 6th Street (R2018589)



A heritage home that was restored, renovated, and added on to.  Another south facing lot (market prefers these) with lane access in the lovely Queensbury neighborhood.  Multiple offers drove the price from $1499K to $1580K.

9. #2003 – 138 East Esplanade (V1129199) 



“Premiere” at the Pier, built 2007.  A suite originally kept by the De Cotiis family. A generous 1480 square feet, with 180 degree views, and many upgrades over most of the suites in the building.

8. 719 East 6th Street (R2014649) 



A custom built home in 2008, with some unique charm, on a 50’x 137’ south facing lot with lane access and a big garage/studio at the rear. Nice views as well. Really well built. Four or five offers here on a list price of $1,629,000.

7. 1-3 232 East 3rd Street (V1129389) 



A (rare) Strata Triplex, in an area that’s still developing. A great “keep and hold”, then build scenario.

6. 246 West 5th Street (V1142978)



A 1976 duplex, which sold in January of 2015 for $1,295,000.  Potential for triplex here.  Nevertheless, a nice profit!

5. #1305 – 199 Victory Ship Way (V1125036) 



One of the five Penthouses at “Trophy” –  This is the northernmost suite; 1322 sq ft on one level – and very close to that spectacular roof top deck.

4. 816 East 4th Street (V1134822) 



A North side contemporary by Legacy Developments (A Noort Family member)– a very long term & respected builder here on the North Shore. Nearly 5,000 sq ft and a triple garage off the lane. Add 5% GST as for all new construction–that’s almost $1.925M!

3. 633 East 6th Street  (V1105506)



Another 50’ x 137’ (typical size for this area) lot, which sold for what now seems like a steal: $785,000 in Feb 2014. It has a lovely new build at 4500 square feet on three levels, with a 2 bedroom suite down.

2. #1008 – 133 East Esplanade (V1096001) 



Originally sold in February, 2010 for $2,299,900 plus taxes, and on & off the market for the better part of three years (yikes!), this one finally sold in November.  1773 sq ft on one floor & incredible views at the contemporary ‘Pinnacle’.

Elegant, new & shiny – and nearly 5,000 square feet, on a 50’ x 137’ south facing lot. Seems like a bargain now, when a tear in this neighborhood runs between $1.3M and $1.4 M!
