Wallace & McDowell (101 – 149 Lonsdale Ave)
In our minds, this one’s the cream of the crop, the star on the tree–and the buying public thought so too. Sorry, no W&D for Christmas, as this one sold out early in the game. It’s definitely the most interesting architecture & design of all – offers large suites and uses materials that reflect that industrial shipping age, including concrete, wooden planking & brick.

The Anchor (131 East 3rd Street)
We really like the finishings here, and the number of unique floor plans. If you don’t mind living on 3rd Street, you’re literally steps away from every amenity LoLo has to offer. BIG roof deck; progressive, electrical charging stations for your eco friendly cars, plus a doggie wash, too. Three suites remain on the market: 1 bedroom @ $399, 1+Den @ $499, and a 2 bedroom @ $555K. Ready for occupancy June 2016.

West Quay (West Esplanade)
An update was unavailable here as the Sales Centre is closed till January 2, however, last time we visited, the first building was sold out and they were well into selling building #2. Five stories, and 1, 2 & 3 bedroom plans. This is another development typical of Polygon’s formula–contemporary & sleek, with clever built ins, some views, and very large outdoor spaces. In our opinion, though, it’s still a little cookie-cutter, and the suites are small, with limited storage. As far as Lower Lonsdale goes, this is a busy location, between Semisch & Forbes. Still, this development carries some good value with two bedrooms from $619,900.

Trophy @ the Pier (177 Victory Ship Way)
Unique in that it is a one sided” 13 storey building: all 113 suites face West, except the end suites that face NW or SW. Smart to keep residents eyes to the sunsets and not the shipyards. We recently sold a 7th floor suite here. We were more impressed than we thought we’d be. All suites offer A/C, the building has a great rooftop terrace complete with BBQ kitchen, hot tub & party area. Included in the monthly maintenance fee (which is now 36 cents per sq ft = good value) is the use of the Pool, Gym, Steam & Sauna at the Pinnacle Hotel, and a VIP card for discounts on food & hotel stays.
Unfortunately, you have to be on the 10th floor or above to retain your Westerly views, and of course, those sold first. With Trophy 75% sold, Pinnacle International plans two additional buildings to the West, each 9 stories high. If you’d like the Penthouse for Christmas, it will cost you a cool $1.8 Million, plus GST.

First Street West (117 – 135 West 1st Street; under construction by Marcon)
Fairborne Properties (also the developer of “Capstone” at 2nd just West of Lonsdale) is building a six-storey mixed-use building with 65 stratified residential units, a neighbourhood amenity room, and commercial retail space at street level. The existing heritage building (“BC Telephone”) at 117 West 1st Street will be retained. City Council seems to appreciate retention of heritage buildings (as do we…the older we get the more we value our local history), along with the ‘mixed use’ concept, which works well for today’s neighborhood oriented consumer. Currently at the framing stage, with an estimated Summer 2016 completion.

Polygon Strikes Again (119 – 131 West Esplanade and 120 Carrie Cates Court)

The City of North Vancouver received a revised submission from Polygon Development in September to rezone this area to allow the construction of a mixed-use development. They propose a commercial/residential building; two stories fronting West Esplanade and three stories on Carrie Cates. Above this – 10 stories of residential with underground parking accessed from Rogers Ave. They have a good formula and it works. We hope to see some different design content this time. We’ll keep you posted!
